The Sustainable City
About The Sustainable City
Net-zero energy community with solar villas, urban farms, equestrian centre, and zero-waste living.
The Sustainable City is Dubai's most established eco-residential development, built by Diamond Developers and completed in phases from around 2016 onward. It runs almost entirely on solar power, features equestrian facilities, and is genuinely designed around reducing residents' environmental footprint — not just in branding.
Location & connectivity
The community sits on Al Qudra Road (D63) in Dubailand, roughly midway between Arabian Ranches and Dubai Motor City. Drive times are approximately 20 minutes to Mall of the Emirates, 25 minutes to Downtown Dubai, and 30 minutes to Dubai International Airport. There is no metro access nearby; a car or community shuttle is necessary for most errands.
Property mix
The development is entirely villa and townhouse-based, organised into clusters around a central spine. There are no apartment towers.
- •Villas: Cluster 1–9 (3, 4, and 5-bedroom options across semi-detached and detached formats)
- •Townhouses: Smaller 3-bedroom semi-detached units within the same cluster numbering system
- •Community facilities: Central Farm, equestrian centre, and biodomes sit within the communal core
Schools
No schools are located inside The Sustainable City itself. Nearby options include:
- •Fairgreen International School — on-site (opened within the community, offering IB curriculum)
- •GEMS Metropole School, Motor City — approx. 10-min drive, UK curriculum
- •Ranches Primary School, Arabian Ranches — approx. 10-min drive, UK curriculum
Healthcare
No major hospital is located within the community. Nearby facilities include:
- •Mediclinic Parkview Hospital, Al Barsha South — approx. 15-min drive
- •Aster Clinic, Motor City — approx. 10-min drive
- •Saudi German Hospital, Al Barsha — approx. 20-min drive
Shopping & dining
Day-to-day retail within the community is limited to a small strip of organic cafés, a Kibsons produce outlet, and a few wellness-focused shops along the central boulevard. For full grocery runs, the nearest major supermarket is Carrefour at Arabian Ranches or retailers at Motor City, both a 10-minute drive. The community's own dining options lean toward health-focused cafés rather than a wide restaurant mix.
Parks & leisure
The communal spine includes cycling and jogging tracks, a central park, and community biodomes used for organic farming. The on-site equestrian centre is one of the more unusual resident perks in Dubai's suburban communities. Dubai Polo & Equestrian Club in Arabian Ranches is also roughly 10 minutes away.

Things to consider
Car dependency is real — despite the walkable internal layout, you will drive for most daily needs. Villas here command a premium tied to the eco-positioning and Fairgreen School access, so buyers should benchmark carefully against comparable square footage in Arabian Ranches or Mudon before committing.
