Dubai Hills Estate is a large master-planned development by Emaar and Meraas in Mohammed Bin Rashid City, positioned roughly midway between Downtown Dubai and Dubai Marina. It is structured around Dubai Hills Golf Club and a central park, giving it a distinctly green, low-density character compared to most Dubai neighbourhoods.

Location & connectivity

The community sits on Al Khail Road (E44), providing quick access to most of Dubai without using Sheikh Zayed Road. Downtown Dubai is a 15-minute drive; Dubai Marina and JBR are around 20–25 minutes. A Dubai Metro extension (Route 2020 / Pink Line expansion) is planned to serve the area, but as of 2024 the nearest operational station remains Mall of the Emirates, roughly 15 minutes by car.

Things to consider

Dubai Hills is landlocked — the nearest beach (Kite Beach or JBR) is a 20–25-minute drive, so it does not suit buyers who prioritise coastal living. Apartment inventory is dense in the park-facing zones, and some sub-communities are still under construction, meaning noise and traffic congestion around internal roads can be an issue during peak build phases.
