The Burj Khalifa is not a community in the conventional sense — it is a single supertall tower within Downtown Dubai, containing residential units, corporate suites, the Armani Hotel, and the At the Top observation decks. Buying or renting here means living inside one of the most recognisable structures on earth, with all the trade-offs that entails.

Location & connectivity

The tower sits at the heart of Downtown Dubai, directly adjacent to Dubai Mall and Burj Khalifa/Dubai Mall Metro Station on the Red Line. Sheikh Zayed Road is accessible within a few minutes, placing DIFC roughly 10 minutes by car and DXB Airport approximately 20 minutes away. Internal traffic around the tower and Dubai Mall can be heavy, particularly on weekends.
