Palm Jumeirah
About Palm Jumeirah
World-famous man-made island with five-star hotels, beachfront villas, and exclusive penthouses. The address of choice for ultra-luxury living.
Palm Jumeirah is a palm-shaped artificial island extending into the Arabian Gulf off the Jumeirah coast. It spans a trunk, 16 fronds, and a surrounding crescent, housing a mix of apartment towers, frond villas, and hotel-branded residences.
Location & connectivity
The island connects to the mainland via Palm Jumeirah Road off Sheikh Zayed Road (E11), with a dedicated monorail running from Gateway Towers at the base to Atlantis on the crescent. DIFC is roughly a 20-min drive, Dubai Marina is 10 mins, and Dubai International Airport is approximately 35–40 mins without traffic.
Property mix
The island divides clearly by zone — trunk towers, frond villas, and crescent hotel residences.
- •Apartments: Shoreline Apartments, Marina Residences, Azure Residences, Palm Views, Serenia Residences, One at Palm Jumeirah (Dorchester Collection)
- •Villas: Signature Villas (fronds A–P), Garden Homes (fronds A–P), Canal Cove Townhouses
- •Hotel-branded residences: Atlantis The Royal Residences, Five Palm Residences, Th8 Palm Residences
- •Penthouses: Available across Serenia Residences and One at Palm Jumeirah
Schools
No schools sit on the island itself. Nearest options on the mainland:
- •Regent International School, The Greens — ~10-min drive, British curriculum
- •Dubai British School, Emirates Hills — ~12-min drive, British curriculum
- •Nord Anglia International School, Al Barsha — ~15-min drive, British/IB curriculum
- •Dubai American Academy, Al Barsha — ~15-min drive, American/IB curriculum
Healthcare
No major hospital on the island. Nearest facilities:
- •Mediclinic Meadows — ~10-min drive
- •Saudi German Hospital, Al Barsha — ~15-min drive
- •American Hospital Dubai, Oud Metha — ~30-min drive
- •Mediclinic City Hospital, Healthcare City — ~35-min drive
Shopping & dining
Noon restaurant, Ossiano, and Nobu at Atlantis anchor the dining scene on the crescent, while the trunk has a Carrefour supermarket at Golden Mile Galleria for day-to-day needs. Nakheel Mall on the trunk opened in 2019 and holds around 300 retail and F&B outlets. For broader retail, Dubai Marina Mall is a 10-min drive and Mall of the Emirates is roughly 20 mins.
Parks & leisure
Aqua park Aquaventure at Atlantis and the private beach clubs — including Club Vista Mare and The Club at Shoreline — are the primary leisure draws. Many frond villa owners have private beach access, while apartment residents typically access the beach via building or community beach clubs. The Palm also has a cycling and running track along its trunk boardwalk.

Things to consider
Property prices are among the highest in Dubai — villa and penthouse stock especially carries a significant premium over comparable mainland options. The single road in and out of the island means congestion during peak hours and event nights can be considerable, and residents without a car are dependent on the monorail or taxis for mainland access.
