Satwa, Dubai
About Satwa
A well-established mid-density neighbourhood between Sheikh Zayed Road and Jumeirah, Satwa blends affordable apartments, independent dining, and direct access to central Dubai.
Satwa is one of Dubai's older residential districts, sitting just off Sheikh Zayed Road in the heart of the city. It has a distinctly local, mixed-use character — lined with independent shops, budget-friendly eateries, and low-to-mid-rise apartment blocks.
Location & connectivity
Satwa borders Sheikh Zayed Road to the west and Jumeirah 1 to the east, placing it within a 5-min drive of DIFC and around 10 mins from Downtown Dubai. The 2 December Street (formerly Satwa Road) and Al Wasl Road provide good east-west access. The nearest metro station is World Trade Centre on the Red Line, roughly a 10-min walk from parts of the community.
Property mix
Satwa is dominated by apartments and studio units in older low-to-mid-rise buildings, with limited newer stock. There are no formal gated sub-communities.
- •Apartments: Older residential blocks along Jumeirah Street, 2 December Street, and surrounding lanes
- •Studios: Widely available in the same building stock, popular with single professionals
- •Townhouses: A small number of older attached townhouse-style units exist but are not a primary product type here
Schools
No major schools sit within Satwa itself. Nearby options include:
- •Jumeirah English Speaking School (JESS) — British curriculum, ~5-min drive
- •Dubai College — British curriculum, Al Sufouh, ~15-min drive
- •The English College — British curriculum, Safa, ~8-min drive
- •Jumeirah Baccalaureate School — IB curriculum, ~7-min drive
Healthcare
Satwa has a number of clinics and pharmacies at street level. Nearby hospital options include:
- •Mediclinic City Hospital, Healthcare City — ~10-min drive
- •American Hospital Dubai, Oud Metha — ~10-min drive
- •Rashid Hospital, Umm Hurair — ~12-min drive
- •Saudi German Hospital, Al Barsha — ~15-min drive
Shopping & dining
Satwa's plant and pet market area on 2 December Street is well known locally for nurseries and hardware. Al Wasl Plaza and Spinneys in Jumeirah cover everyday grocery needs within a 5-min drive. The neighbourhood has a strong cluster of independent South Asian, Filipino, and Middle Eastern restaurants along Satwa Road, making it one of the more affordable dining pockets in central Dubai.
Parks & leisure
Safa Park is a 5-min drive and offers a large green space with running tracks, sports courts, and weekend markets. Jumeirah Beach is accessible in around 10 minutes by car. The area itself has limited formal park infrastructure, though Al Wasl Road provides walkable access to cafes and casual retail.

Things to consider
