Jumeirah Village Triangle (JVT) is a freehold residential community developed by Nakheel, situated in the southern stretch of new Dubai. It sits adjacent to — but distinct from — its better-known neighbour Jumeirah Village Circle, offering a slightly lower density feel and a higher proportion of townhouses and villas relative to apartments.

Location & connectivity

JVT is bordered by Al Khail Road (E44) to the east and Hessa Street (D61) to the south, giving residents direct access to two of Dubai's major arterial routes. The community has no metro station; the nearest Dubai Metro access is at Dubai Internet City or Jumeirah Lakes Towers, roughly a 10–15 min drive. DIFC is approximately a 20-min drive; Dubai Marina around 15 mins.

The Els Golf Club at Dubai Sports City is roughly a 10-min drive. Residents looking for beach access typically head to JBR or Al Sufouh, around 20 mins away.
