Jumeirah, Dubai
About Jumeirah 1
Beachside historic Dubai neighborhood with traditional villas, Mercato Mall, and proximity to City Walk.
Jumeirah 1 is the northernmost sub-district of the Jumeirah strip — a low-rise, largely residential community stretching from the Satwa boundary down to Jumeirah Beach Road. It is home to a mix of original Dubai villas, renovated family homes, and a growing number of boutique apartment conversions.
Location & connectivity
Jumeirah 1 sits between Al Wasl Road and Jumeirah Beach Road, giving residents two parallel arterials for daily commuting. DIFC is roughly a 10-min drive north via Sheikh Zayed Road, and Downtown Dubai is around 15 minutes. There is no metro station directly in the community; residents rely on personal vehicles or taxis, though the Al Jafiliya metro station is accessible around 10 minutes away.
Property mix
The community is dominated by standalone villas and plot-based homes, with a smaller share of low-rise apartments and converted townhouse units along the secondary streets.
- •Villas: Detached and semi-detached villas on Jumeirah Beach Road and internal streets, ranging from original 1980s builds to fully renovated modern homes
- •Apartments: Low-rise residential buildings concentrated near Al Diyafah Street and the Satwa boundary
- •Townhouses: A limited number of converted and purpose-built townhouse units on internal roads
Schools
No large schools sit directly within Jumeirah 1, but several well-regarded options are within a short drive.
- •Jumeirah English Speaking School (JESS) — British curriculum, Al Safa, ~10-min drive
- •JSS Private School — Indian curriculum, Al Safa, ~10-min drive
- •Al Salam Community School — Multiple curricula, ~10-min drive
- •Horizon English School — British curriculum, ~10-min drive
Healthcare
- •Medcare Hospital, Al Safa — ~8-min drive
- •Emirates Hospital Day Surgery, Jumeirah — ~5-min drive
- •Mediclinic Jumeirah — ~8-min drive
- •American Hospital Dubai, Oud Metha — ~15-min drive
Shopping & dining
Al Diyafah Street runs along the northern edge and is one of Dubai's most established dining and café strips, with a range of Arabic, Asian, and international restaurants. Mercato Shopping Mall on Jumeirah Beach Road is the community's closest retail anchor, housing a Spinneys supermarket, cinema, and mid-range retail. For larger grocery runs, a Waitrose and additional hypermarkets are accessible within a 10–15 min drive.
Parks & leisure
Kite Beach is a 10-min drive south and remains the most popular beach access point for residents in this part of Jumeirah. Jumeirah Open Beach (also known as Russian Beach) is accessible at the northern end of the Beach Road. Safa Park, a large green space with cycling tracks and sports pitches, borders the community's eastern side and charges a nominal entry fee.
Nearby areas
- •Jumeirah 2 — immediately to the south along Beach Road

- •Al Wasl — to the east, established residential district
- •City Walk — ~10-min drive north-east, mixed retail and residential
- •Al Safa — to the south-east, quiet villa community
Things to consider
Jumeirah 1 has no metro access, so car dependency is real — factor that in for daily commutes. Villa prices here are among the higher per-sqft figures on the Jumeirah strip given the proximity to the beach and the city, and older homes often require renovation budgets.
