About Expo City Dubai
Repurposed Expo 2020 site evolving into a sustainability-focused mixed-use city with new residential phases.
Expo City Dubai is a repurposed legacy district built on the 4.38 sq km footprint of Expo 2020, formally rebranded as a mixed-use urban community after the event closed in 2022. It is designed to function as a self-contained live-work-play destination in Dubai South, with pavilions converted into offices, cultural venues, and event spaces.
Location & connectivity
Expo City sits along Sheikh Mohammed Bin Zayed Road (E311) in Dubai South, placing it roughly a 10-min drive from Al Maktoum International Airport and around 30-35 min from Downtown Dubai in normal traffic. The Route 2020 Metro extension (Red Line) connects the community directly to the wider Dubai Metro network, with Expo City station at its terminus. Jebel Ali and Dubai Investment Park are accessible within 15 min by road.
Property mix
Residential supply is still emerging, concentrated in a handful of purpose-designed clusters developed post-Expo. Confirmed and launched residential offerings include:
- •Apartments: Mangrove Residences (Expo Valley), Sky Residences (Expo City)
- •Villas & Townhouses: Expo Valley (a green, suburban-style sub-community with villas and townhouses)
- •Mixed-use: The Haven (wellness-positioned apartments within the district)
Schools
There are no established schools inside Expo City Dubai at the time of writing. Nearby options include:
- •Fairgreen International School — Dubai Production City, approx. 10-min drive (IB curriculum)
- •GEMS Founders School — Al Furjan, approx. 15-min drive (US curriculum)
- •The International School of Choueifat — Dubai South, approx. 10-min drive (SABIS curriculum)
Healthcare
Dedicated hospital infrastructure inside Expo City is limited at this stage. Nearby facilities include:
- •Mediclinic Meadows — approx. 20-min drive
- •NMC Royal Hospital, Dubai Investment Park — approx. 15-min drive
- •Al Maktoum Hospital, Jebel Ali — approx. 15-min drive
Shopping & dining
Expo City has its own retail and F&B strip anchored around the central Al Wasl Plaza and surrounding pavilion conversions, with a curated mix of casual dining, cafés, and pop-up retail. For major grocery shopping, the nearest hypermarkets are in nearby communities such as Al Furjan and Jebel Ali (approx. 15 min). Ibn Battuta Mall is the closest large shopping centre, around 20 min by road or reachable via Metro with a connection.
Parks & leisure
The district is heavily landscaped with green corridors, plazas, and pedestrian-first pathways throughout its central spine. Expo Valley, the residential sub-community, is built around a natural desert wadi and a cycling and jogging trail network. The site regularly hosts events, exhibitions, and public programming at venues including Terra — The Sustainability Pavilion and Al Wasl Plaza.

Things to consider
Expo City is still maturing as a residential community — retail depth, school options, and healthcare access all depend on continued infrastructure build-out, and daily conveniences require a short drive or Metro ride. Buyers in the southern corridor should factor in longer commutes to central business districts like DIFC or Downtown, which sit 35-40 min away in typical traffic.
Highlights
- •Route 2020 Metro direct connection
- •10-min to Al Maktoum Airport
- •Expo Valley wadi & trail network
- •Al Wasl Plaza events venue
- •Mixed villas, townhouses & apartments
- •Terra Sustainability Pavilion on-site
- •30-35 min to Downtown Dubai
