Dubailand
About Dubailand
Massive master development covering multiple sub-communities in eastern Dubai.
Dubailand is a large-scale, master-planned zone stretching across Dubai's southern interior, made up of dozens of sub-communities developed by various builders over the past two decades. It is not a single neighbourhood but a broad administrative umbrella covering residential clusters, entertainment attractions, and commercial nodes.
Location & connectivity
Dubailand sits primarily along Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611), placing it roughly 25–35 minutes from Downtown Dubai by car depending on traffic. The area currently lacks direct metro access, making personal vehicles or taxis the default for most residents. Al Maktoum International Airport is approximately a 25-minute drive, and Dubai International Airport around 35 minutes.
Property mix
Dubailand's residential stock ranges from budget apartments to mid-range villas and townhouses spread across numerous sub-communities. Notable clusters include:
- •Apartments: Remraam, Skycourts Towers, Queue Point (Liwan), The Villa Apartments
- •Townhouses: Villanova (by Dubai Properties), Serena, Mudon, Akoya Oxygen (Damac Hills 2)
- •Villas: The Villa, Damac Hills (Akoya by Damac), Arabian Ranches 3 (adjacent)
- •Mixed residential: Falconcity of Wonders, Living Legends

- •Rashid Hospital (public) — approximately 30-min drive
Shopping & dining
Mudon Community Centre and Villanova Community Centre serve daily retail needs within the area. The Villa for Food commercial strip in The Villa district offers casual dining options popular with local residents. Dubai Outlet Mall on Emirates Road is a 10–15-minute drive and provides a wide retail mix including a Carrefour hypermarket.
Parks & leisure
Damac Hills has an 18-hole Trump International Golf Club course and a large central park with jogging tracks and a skate park. Mudon Al Ranim Park is a well-equipped public park within the Mudon cluster. Global Village, a major seasonal entertainment destination, sits on the northern edge of Dubailand and is accessible within 10–15 minutes by car.

Things to consider
Dubailand's size means your experience will depend heavily on which sub-community you choose — infrastructure maturity, retail access, and road noise vary significantly across clusters. The area is car-dependent and can feel remote from central Dubai, which affects both daily convenience and long-term rental demand in some pockets.
