About Dubai Islands
A large-scale island development off Deira's coast, Dubai Islands spans five reclaimed islands delivering waterfront living, beach access, and mixed-use infrastructure within Dubai's northern corridor.
Dubai Islands is a five-island reclaimed development positioned off the Deira coastline, formerly known as Deira Islands. The masterplan covers over 17 square kilometres and is designed to deliver a mix of residential, hospitality, retail, and beach destinations.
Location & connectivity
Dubai Islands sits north of Deira, connected to the mainland via the Infinity Bridge and the existing Deira Islands bridge network. The drive to DIFC is approximately 25–30 minutes; Dubai International Airport is roughly 15 minutes by car. The Dubai Metro's Green Line extension to this area has been discussed but is not yet operational — buyers relying on public transit should verify current status before committing.
Property mix
The development spans multiple island clusters, each with a distinct character. Launched projects include a range of apartments, townhouses, and villas from developers including Nakheel and a growing number of third-party partners.
- •Apartments: Bay Residences, Rixos Residences Dubai Islands, Hatimi Residences, Seaside by Prestige One
- •Townhouses: Island Cove (Nakheel)
- •Villas: Beach Collection Villas (Nakheel), Frond Villa plots
- •Hotels / Branded Residences: Centara Mirage Beach Resort units, Intercontinental-branded residences (verify completion status)
Schools
No schools are currently operating within Dubai Islands itself. Nearby options on the mainland include:
- •GEMS Our Own English High School — Deira, ~15-min drive
- •Delhi Private School — Oud Metha (broader catchment), ~20-min drive
- •The Indian High School — Oud Metha, ~20-min drive
[VERIFY: school catchment zones and new facilities planned on-island]
Healthcare
No hospital is yet confirmed on the islands themselves. Closest facilities on the mainland:
- •Al Qusais Health Centre — ~15-min drive
- •Aster Clinic, Deira — ~15-min drive
- •Rashid Hospital (emergency, government) — ~20-min drive
Shopping & dining
A beachfront retail and dining strip is planned as part of the islands' masterplan, with some outlets open seasonally. For everyday needs, City Centre Deira is a 15-minute drive and covers major hypermarkets including Carrefour. The islands' own F&B scene is still maturing — most dining currently centres on hotel venues.
Parks & leisure
Dubai Islands is planned to deliver over 20 kilometres of beachfront across the five islands — the main draw for buyers. A beach park and water sports facilities are in early operation on Island A. The broader leisure infrastructure, including a golf course rumoured in masterplan documents, remains under development.

Things to consider
Dubai Islands is still a construction-heavy environment — buyers purchasing off-plan should have realistic timelines and verify handover dates carefully. Infrastructure including schools, clinics, retail, and public transport is not yet at a level to support fully self-contained living, meaning car dependency is high for the near term.
