About Dubai Industrial City
Dubai Industrial City is a large-scale industrial and logistics zone in southwest Dubai, purpose-built for manufacturing, warehousing, and light industry — with a growing residential and worker accommodation component.
Dubai Industrial City (DIC) is a dedicated industrial and commercial free zone spanning approximately 560 square kilometres in the Al Sajaa corridor, southwest of Dubai. It was developed by Wasl Asset Management and is designed to house manufacturing plants, warehouses, logistics hubs, and supporting commercial services.
Location & connectivity
DIC sits alongside Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611), giving direct access to Jebel Ali Port, Dubai South, and Abu Dhabi. The area is roughly a 35-minute drive to DIFC and around 25 minutes to Dubai South/Al Maktoum International Airport. There is no metro access currently; the area is entirely car and truck dependent.
Property mix
Residential options in DIC are limited and primarily serve the industrial workforce. Commercial and industrial assets dominate the landscape.
- •Workers' accommodation: Large-scale labour camps and staff housing complexes operated by DIC
- •Warehouses & logistics units: Available for lease or purchase across multiple zones
- •Light industrial units: Suited for manufacturing and assembly operations
- •Commercial offices: Primarily within the business park cluster
Schools
There are no schools within Dubai Industrial City itself. The closest options are in neighbouring communities:
- •South View School, Remraam — British curriculum, approx. 15-min drive
- •Fairgreen International School, Sustainable City — IB curriculum, approx. 20-min drive
- •GEMS United School, Al Quoz — British curriculum, approx. 30-min drive
Healthcare
Dedicated medical facilities within DIC are limited. Nearby options include:
- •NMC Royal Hospital, Al Quoz — approx. 25-min drive
- •Mediclinic Parkview Hospital, Umm Suqeim — approx. 30-min drive
- •Al Maktoum Hospital, Deira — approx. 40-min drive
[VERIFY: there may be on-site occupational health clinics within the free zone — confirm with DIC management.]
Shopping & dining
Day-to-day retail within DIC is sparse; the area is not set up as a consumer destination. The nearest significant retail is at Ibn Battuta Mall, roughly a 20-minute drive via E311. Carrefour at The Pavilion, Discovery Gardens is a practical grocery option about 20 minutes away. On-site canteens and small convenience stores serve industrial workers but are not open to general public browsing.
Parks & leisure
There are no parks, gyms, or leisure facilities within DIC itself. Al Qudra cycling track and the desert cycling routes near Dubai South are the closest outdoor options, around 15–20 minutes away. Residents and workers typically commute to Dubai Sports City or Discovery Gardens for recreational amenities.

Things to consider
DIC is primarily a B2B industrial zone — it is not a lifestyle destination and has very limited residential or leisure infrastructure for families or professionals seeking urban convenience. Buyers and tenants here are typically businesses or investors in logistics and manufacturing, not end-users looking for a place to live.
