Location & connectivity

Parkway Vistas is accessed via Al Khail Road (E44), placing it roughly 15 minutes from DIFC and 20 minutes from Downtown Dubai under normal traffic. Dubai Hills Avenue connects internally to key retail and schools within the estate. The nearest metro stations are on the Red Line — Mall of the Emirates station is approximately a 15-min drive, though the Etihad Rail/Metro Green Line extension planned for Dubai Hills is not yet operational.

Things to consider

Parkway Vistas commands some of the higher price points within Dubai Hills Estate given plot sizes and park/golf frontage — entry-level pricing for a villa here is significantly above the broader estate average. The community is car-dependent for most errands despite proximity to Dubai Hills Mall, and the metro connection to this area remains incomplete at time of writing.
