Bur Dubai is Dubai's historic western-bank district, stretching along Dubai Creek and encompassing some of the city's oldest neighbourhoods, souks, and cultural landmarks. It is a dense, established urban area — popular with long-term residents, working professionals, and buyers seeking affordable entry points into central Dubai.
Location & connectivity
Bur Dubai sits at the geographic heart of old Dubai, bordered by Al Karama to the south, Deira across the Creek, and DIFC roughly a 10-minute drive west. The area is well-served by the Dubai Metro Red Line, with stations at BurJuman and ADCB. Al Garhoud Bridge and the Creek crossings via abra provide multiple access routes across the city.
Property mix
The area is almost entirely residential apartments and mixed-use buildings, with very limited villa or townhouse stock. Most buildings are mid-rise and older in construction, though some newer towers exist closer to BurJuman.

Bur Dubai is a dense, urban district with older building stock — parking is tight, many buildings lack modern amenities, and beach access requires a 20-plus-minute drive.
