About Bur Dubai

Historic core of Dubai including Al Mankhool, Al Karama, and the old creek-front districts.

Bur Dubai is Dubai's historic western-bank district, stretching along Dubai Creek and encompassing some of the city's oldest neighbourhoods, souks, and cultural landmarks. It is a dense, established urban area — popular with long-term residents, working professionals, and buyers seeking affordable entry points into central Dubai.

Location & connectivity

Bur Dubai sits at the geographic heart of old Dubai, bordered by Al Karama to the south, Deira across the Creek, and DIFC roughly a 10-minute drive west. The area is well-served by the Dubai Metro Red Line, with stations at BurJuman and ADCB. Al Garhoud Bridge and the Creek crossings via abra provide multiple access routes across the city.

Property mix

The area is almost entirely residential apartments and mixed-use buildings, with very limited villa or townhouse stock. Most buildings are mid-rise and older in construction, though some newer towers exist closer to BurJuman.

  • Apartments: Al Mankhool Road towers, Khalid Bin Al Waleed Road buildings, Al Hamriya residential blocks
  • Serviced Apartments / Hotel Apartments: scattered throughout, particularly near Al Fahidi and Meena Bazaar
  • Older low-rise walk-ups: common in the Al Fahidi Historical Neighbourhood and Textile Souk surrounds

Schools

There are limited schools directly within Bur Dubai's core, but several options are reachable within a short drive.

  • Our Own English High School – CBSE curriculum, Al Karama (5-min drive)
  • Ambassador School – CBSE & Indian curriculum, Al Karama (5-min drive)
  • The Indian High School – CBSE, Oud Metha (8-min drive)
  • Rashid School for Boys – MOE curriculum, nearby Bur Dubai

Healthcare

Several hospitals and clinics are accessible within or immediately adjacent to the district.

  • Aster Hospital Mankhool – on Al Mankhool Road, within the community
  • Iranian Hospital – Al Badaa, approximately 10-min drive
  • Medcare Hospital – Al Safa, 12-min drive
  • American Hospital Dubai – Oud Metha, 8-min drive

Shopping & dining

BurJuman Mall is the district's main retail anchor, housing mid-to-premium retail brands and a food court. Carrefour and Lulu Hypermarket branches are accessible within a 10-minute drive in Al Karama and Deira. The area's dining scene leans heavily into South Asian, Iranian, and Levantine cuisine — particularly along Khalid Bin Al Waleed Road and near Meena Bazaar.

Parks & leisure

Al Shindagha Waterfront and the Al Fahidi Historical Neighbourhood offer heritage walks, museums, and Creek-side promenades. The Creek itself supports traditional abra rides across to Deira's spice and gold souks. Green park space is limited within the dense urban core, though Al Karama Park is reachable within a 5-minute drive.

Things to consider

Bur Dubai is a dense, urban district with older building stock — parking is tight, many buildings lack modern amenities, and beach access requires a 20-plus-minute drive. Buyers prioritising space, newer finishes, or waterfront proximity will find better options elsewhere, but the location and price point remain compelling for central-Dubai access.

Highlights

  • Dubai Creek & Al Fahidi heritage district
  • BurJuman Metro station on Red Line
  • 10-min drive to DIFC
  • Aster Hospital within the community
  • BurJuman Mall retail anchor
  • Affordable apartments in central Dubai
  • Abra access to Gold & Spice Souks
