Bluewaters Island
About Bluewaters Island
Boutique island home to Ain Dubai (the world's tallest observation wheel), with low-rise residences and curated dining.
Bluewaters Island is a purpose-built island development by Meraas, sitting just off the Jumeirah Beach Residence coastline. It is primarily residential, anchored by the Ain Dubai observation wheel and a ground-floor retail and dining strip.
Location & connectivity
Bluewaters is accessed via a dedicated bridge from Jumeirah Beach Residence and a separate link from Sheikh Zayed Road (near Interchange 5). The Dubai Tram stops at JBR, roughly a 10-min walk across the bridge. Key drive times: 10 min to Dubai Marina, 20 min to DIFC, 30 min to Downtown Dubai.
Property mix
The island's residential component consists entirely of mid-rise apartment buildings arranged in two clusters:
- •Apartments: Bluewaters Residences Buildings 1–10 (1, 2, 3 and 4-bedroom units)
- •Penthouses: Select upper-floor units across the Bluewaters Residences buildings
Schools
No schools are located on the island itself. Nearby options include:
- •Regent International School, The Greens — ~10-min drive, British curriculum
- •Dubai British School, Jumeirah Park — ~15-min drive, British curriculum
- •Arcadia School, JLT — ~12-min drive, British curriculum
Healthcare
No hospital is on the island. The closest facilities include:
- •Mediclinic Meadows — ~10-min drive
- •Saudi German Hospital, Al Barsha — ~15-min drive
- •American Hospital Outpatient Centre, Dubai Marina — ~10-min drive
Shopping & dining
The Bluewaters promenade runs along the island's eastern edge with roughly 135 retail and F&B outlets including Cove Beach, Maiden Shanghai, and La Mer-style casual dining. The nearest full hypermarket is Carrefour in the Marina Mall, about a 10-min drive. For broader retail, Dubai Marina Mall and Mall of the Emirates are both within 15 minutes.
Parks & leisure
Ain Dubai, the 250-metre observation wheel, is the island's headline attraction and dominates the skyline. The pedestrianised promenade and waterfront boardwalk offer direct sea views and cycling paths. JBR Beach, one of Dubai's most accessible public beaches, is a short walk across the bridge.

Things to consider
Bluewaters is a small, dense island — parking and weekend congestion on the bridge can be significant, particularly when events are held at Ain Dubai. The community offers very limited day-to-day conveniences like supermarkets or schools, so residents depend on the mainland for most errands.
