Arabian Ranches
About Arabian Ranches
Established desert-themed villa community with golf course, equestrian club, and family amenities.
Arabian Ranches is a freehold, gated villa and townhouse community developed by Emaar, located off Sheikh Mohammed Bin Zayed Road (E311) in Dubailand. It was one of the first dedicated suburban communities in Dubai and remains a benchmark for family-oriented living in the city.
Location & connectivity
The community sits at the intersection of Sheikh Mohammed Bin Zayed Road (E311) and Umm Suqeim Road (D63), roughly a 25-minute drive to DIFC and 30 minutes to Dubai Marina. There is no metro access — residents are fully car-dependent, and internal roads feed into two main entry gates. Dubai International Airport is approximately 35 minutes away under normal traffic conditions.
Property mix
Arabian Ranches is exclusively villas and townhouses — no apartments exist within the community. Sub-clusters vary significantly in size, style, and price point:
- •Townhouses: Palmera, Mira (adjacent but technically Arabian Ranches 2)
- •Villas (smaller to mid-size): Alvorada, Palmera, Mirador La Coleccion
- •Villas (larger, premium): Saheel, Savannah, Mirador, La Avenida, Rosa, Hattan
- •Golf-facing villas: Al Mahra, Polo Homes

- •Ranches Primary School — British curriculum, within the community
- •Fairgreen International School — IB curriculum, approximately 10-min drive (Sustainable City)
- •GEMS Winchester School — British curriculum, approximately 10-min drive (Motor City)
Healthcare
No major hospital sits inside Arabian Ranches itself; the closest options are:
- •Mediclinic Arabian Ranches — clinic within the community for GP and specialist visits
- •Saudi German Hospital, Al Barsha — approximately 20-min drive
- •Mediclinic Parkview Hospital, Al Barsha South — approximately 20-min drive
Shopping & dining
Arabian Ranches Souq is the community retail strip, with a Spinneys supermarket, cafés, and casual dining. Dubai Outlet Mall is roughly 10 minutes away for broader retail. Mall of the Emirates is a 20-minute drive for full department store and dining options.
Parks & leisure
The Arabian Ranches Golf Club anchors the community with an 18-hole desert-links course open to residents and non-members. Multiple community parks, a skate park, and the Dubai Polo & Equestrian Club are within or adjacent to the area. The community also has shared pools and tennis courts within individual sub-clusters.

Things to consider
Arabian Ranches is entirely car-dependent — there is no metro link and daily errands require driving. The community is mature, which means some villas may need renovation, and service charge costs vary meaningfully by sub-cluster.
