Bur Dubai, Dubai
About Al Shindagha
A historic waterfront district at the mouth of Dubai Creek, Al Shindagha blends preserved heritage sites with residential living on the edge of Old Dubai.
Al Shindagha is one of Dubai's oldest settled districts, sitting at the northern tip of Bur Dubai where Dubai Creek meets the Arabian Gulf. It is defined by its heritage corridor, low-rise residential buildings, and proximity to the Deira–Bur Dubai crossing points.
Location & connectivity
Al Shindagha is framed by Al Mina Road to the west and the Creek to the east, with direct access via the Al Shindagha Tunnel connecting to Deira. The nearest metro station is Al Ras on the Green Line, roughly a 10-minute walk or short drive. DIFC is approximately a 15-minute drive, and Dubai International Airport is around 20 minutes away.
Property mix
The residential stock is predominantly older, low-to-mid-rise apartment buildings rather than purpose-built modern towers. Options are limited compared to neighbouring districts, and much of the area is given over to heritage and cultural use.
- •Apartments: Older residential blocks along Al Mina Road corridor
- •No villa or townhouse clusters are currently present within Al Shindagha proper
Schools
There are no schools directly within Al Shindagha. Nearby options include:
- •Our Own English High School, Bur Dubai — ~10-min drive, CBSE curriculum
- •The Indian High School, Oud Metha — ~15-min drive, CBSE curriculum
- •Dubai English Speaking School (DESS), Oud Metha — ~15-min drive, British curriculum
Healthcare
No major hospitals sit within Al Shindagha itself. Nearby facilities include:
- •Rashid Hospital, Umm Hurair — ~15-min drive, major public hospital
- •Aster Clinic, Bur Dubai — ~10-min drive, general practice
- •Iranian Hospital, Al Satwa — ~15-min drive, private facility
Shopping & dining
Day-to-day retail is limited within the district; residents typically head to the nearby Meena Bazaar strip in Bur Dubai or cross into Deira for souks and supermarkets. BurJuman Mall is roughly a 15-minute drive for larger retail. The Al Shindagha waterfront promenade has a modest selection of casual dining options tied to the heritage precinct.
Parks & leisure
The Al Shindagha Heritage District is the area's primary attraction, housing the Sheikh Saeed Al Maktoum House and a cluster of restored coral-stone buildings along the Creek. The Dubai Frame is approximately a 20-minute drive. The waterfront promenade along the Creek offers walking and cycling paths with views across to Deira.

- •Al Raffa
- •Deira (via Al Shindagha Tunnel)
- •Al Ghubaiba
- •Port Saeed
Things to consider
Al Shindagha is not a mainstream residential choice — the building stock is older, amenities are sparse within the district itself, and much of the land is heritage-zoned. Buyers and tenants looking for modern finishes or lifestyle infrastructure will find better value in adjacent Bur Dubai neighbourhoods.
