Al Satwa is one of Dubai's oldest residential and commercial districts, wedged between the Jumeirah corridor to the west and Sheikh Zayed Road to the east. It functions as a working urban neighbourhood — low-rise apartments, busy retail strips, and longstanding community infrastructure all coexist in a compact footprint.

Location & connectivity

Al Satwa sits roughly 5 minutes by car from DIFC and 10 minutes from Downtown Dubai via Sheikh Zayed Road or Al Wasl Road. The Al Jafiliya Metro Station (Red Line) is walkable from parts of Satwa, and the area feeds onto key arterials including 2nd December Street (formerly Mankhool Road). Dubai International Airport is around 20 minutes away in normal traffic.

Property mix

The neighbourhood is overwhelmingly mid-density residential, composed mainly of older apartment buildings and a small number of newer builds. There are no formal gated sub-communities.

Al Wasl Plaza and Mercato Mall in Jumeirah are both within a 10-minute drive for broader retail.

Al Satwa Public Park provides green space and recreational facilities including a running track and playground within the neighbourhood. Jumeirah Beach is roughly 10 minutes by car for outdoor leisure. Safa Park, one of Dubai's larger urban parks, is a short drive away on Al Wasl Road.

Things to consider

Al Satwa offers some of the most competitive rents in central Dubai, but the older building stock means parking can be limited and apartment finishes are often dated. Traffic on 2nd December Street and surrounding arteries builds significantly during peak hours, which is worth factoring in for daily commuters.
