Al Satwa is one of Dubai's oldest residential and commercial districts, wedged between the Jumeirah corridor to the west and Sheikh Zayed Road to the east. It functions as a working urban neighbourhood — low-rise apartments, busy retail strips, and longstanding community infrastructure all coexist in a compact footprint.
Location & connectivity
Al Satwa sits roughly 5 minutes by car from DIFC and 10 minutes from Downtown Dubai via Sheikh Zayed Road or Al Wasl Road. The Al Jafiliya Metro Station (Red Line) is walkable from parts of Satwa, and the area feeds onto key arterials including 2nd December Street (formerly Mankhool Road). Dubai International Airport is around 20 minutes away in normal traffic.
Property mix
The neighbourhood is overwhelmingly mid-density residential, composed mainly of older apartment buildings and a small number of newer builds. There are no formal gated sub-communities.

Al Satwa offers some of the most competitive rents in central Dubai, but the older building stock means parking can be limited and apartment finishes are often dated.
