Al Quoz Industrial Area is a large, zoned industrial district in central Dubai, divided into four sub-areas (1 through 4). It functions primarily as a hub for warehouses, light manufacturing, trade showrooms, and logistics operations, while also hosting an unexpected concentration of galleries, concept restaurants, and fitness studios.
Location & connectivity
Al Quoz Industrial Area sits between Sheikh Zayed Road (E11) and Al Khail Road (E44), giving direct access to most of Dubai's key corridors. The Mall of the Emirates Metro Station on the Red Line is roughly a 10-min drive from parts of the district; the area itself is not walkable and is car-dependent. DIFC is approximately 15 minutes away; Dubai Marina around 20 minutes.
