Jumeirah Lakes Towers
Jumeirah Lakes Towers (JLT) is a freehold mixed-use community of 80-plus towers arranged in clusters around four man-made lakes along Sheikh Zayed Road. It sits directly opposite Dubai Marina and draws a strong resident base of professionals and young families who want urban convenience at a lower price point than neighbouring Marina.
**Location & connectivity**
JLT sits on Sheikh Zayed Road between interchanges 5 and 7, giving direct access to both Dubai Marina and the wider city. Two Dubai Metro Red Line stations — DMCC and Sobha Realty (formerly Nakheel Harbour & Tower) — sit within the community, making car-free commuting practical. DIFC is roughly a 15-min drive, Dubai International Airport around 30 minutes, and Al Maktoum International Airport around 20 minutes.
**Property mix**
The community is almost entirely apartments, organised into 26 named clusters each containing two to five towers.
- Apartments & Studios: Almas Tower, Bonnington Tower, Goldcrest Views, Palladium Tower, Lake City Tower, and towers across clusters A through Z
- Penthouses: Available in select towers including Bonnington and Almas Tower
- Office: Almas Tower is the dedicated commercial tower and home to the DMCC authority
**Schools**
No schools sit inside JLT itself. Nearby options include:
- Dubai British School, Emirates Hills — ~5-min drive, British curriculum
- GEMS Wellington International School, Al Sufouh — ~10-min drive, British/IB
- Dubai International Academy, Emirates Hills — ~7-min drive, IB curriculum
- Regent International School, The Greens — ~8-min drive, British curriculum
**Healthcare**
No major hospital is located inside JLT. Nearby facilities include:
- Mediclinic Parkview Hospital, Arjan — ~15-min drive
- Saudi German Hospital, Al Barsha — ~12-min drive
- Emirates Hospital, Dubai Marina — ~5-min drive
- Aster Clinic, JLT Cluster I — within the community
**Shopping & dining**
JLT Cluster D and the lakeside promenade host a dense strip of cafés, casual restaurants, and independent outlets popular with the after-work crowd. For major retail, Dubai Marina Mall is a 5-min drive and Mall of the Emirates is around 15 minutes. A Spinneys supermarket operates within the community, and additional grocery options are a short walk across clusters.
**Parks & leisure**
The four lakes — Almas, Clusters, Jumeirah, and HQ — are ringed by landscaped walkways that form the community's main outdoor space. The promenade is well-used by runners and cyclists in the cooler months. Emirates Golf Club, home to the DP World Tour's Dubai Desert Classic, is about a 10-min drive.
**Nearby areas**
- Dubai Marina — immediately west across Sheikh Zayed Road
- Palm Jumeirah — ~10-min drive
- The Greens & The Views — ~8-min drive
- Dubai Media City / Dubai Internet City — ~10-min drive
- Barsha Heights (TECOM) — ~10-min drive
**Things to consider**
JLT is one of the denser communities in Dubai — parking inside clusters is tight, and tower lobbies and the promenade can feel congested during peak hours. Buyers should also factor in that beach access requires a drive, and service charges vary significantly between older and newer towers, so always verify the RERA-registered rate before committing.
